What is a Fire Risk Assessment, and do I need one?

If you’re responsible for a workplace or the shared parts of a residential building, you have a legal duty under the Regulatory Reform (Fire Safety) Order 2005 to have a suitable and sufficient Fire Risk Assessment in place.

How often should a Fire Risk Assessment be reviewed?

There’s no fixed legal interval, but annual review is widely regarded as best practice, and any significant change to a building, such as a refurbishment or change of use, should trigger a fresh review.

What’s the difference between a Type 1 and a Type 4 Fire Risk Assessment?

Type 1 is a non-destructive, common-parts assessment. Type 4 is the most intrusive, including destructive investigation of concealed areas like voids and risers. Fieldway assesses which type is appropriate based on the building and its history.

What is a fire strategy, and when do I need one?

A fire strategy sets out how a building is designed and managed to keep occupants safe in the event of fire, covering escape routes, compartmentation and fire system design. It’s typically needed for new builds, major refurbishments, or complex or higher-risk buildings.

Can Fieldway act as an expert witness?

Yes. Fieldway provides expert witness and independent review services where a client needs an authoritative, technically credible second opinion, including for legal or insurance purposes.

What is the “golden thread,” and does it apply to my building?

The golden thread is the requirement, introduced by the Building Safety Act 2022, to keep a clear, accurate, up-to-date digital record of a building’s safety information throughout its life. It applies in full to higher-risk buildings (18m+ or 7+ storeys), though good record-keeping benefits any building.
