Axis undertook Fire Safety Works to an occupied 24-storey block of flats, Eddystone Tower, in Deptford, London for Lewisham Homes.

What fire safety duties do social landlords have?

Since the Building Safety Act 2022, landlords of higher-risk buildings (18m+ or 7+ storeys) have clear Responsible and Accountable Person duties, including keeping a golden thread digital record of the building’s fire safety information.

How often should fire doors in communal areas be inspected?

Communal fire doors should be inspected quarterly in higher-risk buildings, following government guidance introduced after the Fire Safety Act 2021.

Can fire safety work be carried out without moving residents out?

Yes. Fieldway plans every social housing project around residents staying in their homes throughout, using floor-by-floor scheduling and dedicated resident liaison to minimise disruption.

What did Fieldway deliver at Pendleton Together?

An £11m fire safety upgrade across nine high-rise blocks and 833 flats, including fire alarms, lighting, fire doors and compartmentation, delivered by a ring-fenced 16-strong team.

Does Fieldway create local jobs through its social housing contracts?
